Major Repairs Policy

The Major Repairs Programme is a substantial financial commitment for RFHA. This is money that comes from the rents that are paid by residents. We want to make sure that it is spent wisely and directed towards those homes which are most in need of such major repairs and whose residents are already meeting their tenancy conditions by paying their rent and looking after their homes.

Under the Major Repairs Policy, residents have to qualify for certain planned improvements. There are a number of specific conditions that they have to meet in order to qualify for improvements to the property.

These conditions are:

  1. To have maintained a clear rent account for at least 8 consecutive weeks, or;
  2. If in rent arrears
    1. To have an agreement to pay the ongoing rent plus an agreed amount off the arrears/debt;
    2. To have maintained this agreement for at least 26 consecutive weeks.
  3. In the case of court costs, to have an arrangement to pay a minimum of £3.05 per week off the debt and to have maintained this agreement for at least 26 weeks;
  4. To owe no other money to RFHA;
  5. Not to be in breach of any tenancy conditions. This includes the requirement to maintain the property to an acceptable standard.

We will also be focusing on the standard of the property and the way in which it has been looked after. In order to assess the condition of the properties we are considering for major works, we will be carrying out inspections. Until the inspection has been done we will not be able to include any property on the improvements programme. When carrying out an inspection we will be looking at:

  1. Fixtures and fittings (internal doors, sanitary ware and fittings, kitchen units etc) should be free from damage and reasonably clean (ie. having been cleaned in the recent past);
  2. Rubbish - there should no build up of rubbish (internal or external) or un-roadworthy vehicles;
  3. Decoration - at least 50% of the property should be in good decorative order;
  4. Gardens - should be cultivated to a standard high enough so as to make the garden useable.
